Program: A five-story, 347,125-square-foot hotel with a total of 246 guest rooms, 66 residential apartments, a presidential suite, a basement spa and pool, and retail space. The project, which backs up onto the Eurostar train station, is a restoration and expansion of a 19th-century Victorian Gothic railway hotel designed by George Gilbert Scott. Evoking the brand's past as a working-class staple (and later a countercultural favorite), the architects chose inexpensive industrial materials, all plentiful and easy to assemble. At 58,534 square feet, the New Bond Street office consists of five stories added to existing street-level retail space. The five-story St George Street office contributes another 62,926 square feet. Sandwiched between the offices, on Maddox Street, is a luxury residential building with ground-floor retail space; Eric Parry Architects refurbished the 18 apartments above.
